Bought house hoping to move in this year but has artex on ceilings, 4 bedrooms and living room and hall. Is it a difficult job to get rid of? any idea on cost?

Rough estimate would be £350 per room, try and get as much stuff off as you can so that they can just come in and skim.

I've used The Brothers Skim before and they did a good job.

All depends on its age and whether it contains asbestos.

Artex applied before approximately 2000 can contain asbestos, but this can only be confirmed by a detailed laboratory test. Any reputable contractor should be checking whether the artex does contain asbestos and, if it does, it will need to be disposed of by a licenced contractor. This will, obviously, add to the costs.

Hopefully it goes without saying that the artex should not be disturbed, sanded, or drilled without taking suitable safety precautions.

We did that to our dining room, we have pretty high ceilings though so losing 20mm or so of height didn't make a difference

That's good to know i dont mind losing abit of height if it means it costs cheaper as need money to decorate whole house as well as new kitchen/ensuite

Just be mindful that, by doing that, you may be solving one potential issue by creating another.

If/when you come to sell the property, any surveyor acting for the purchaser will most likely pick up on the suspended ceiling and highlight to their client the fact that it may well have been put in place in order to hide some sort of defect above.

You're probably better off just leaving the artex as it is, if you don't want to remove it just now, as that would pose less of a problem in any future survey.

the amount of asbestos in the artex will be minimal, youll be fine.

scrap the high bits off, and get them to skim over the top

how bigs the room? sheet of plasterboard is 5-7 quid.... youd have them up in half a day one of you, 2 hours 2 of you.
