House prices 10:36 - Aug 8 with 5403 viewsclive_baker

I know they’re a national obsession and boring to talk about but does anyone else think they’ve gone absolutely nuts in Suffolk? Anecdotally they seem far higher than the official stats seem to suggest, unless there’s a big gap between marketed price and actual sale price. Maybe it’s that, but I’m seeing things on the market that are far, far higher than I would’ve expected.

Bonkers innit.

Try buying in York! We are relocating and it's closed/best bids one week after the house is on the market. We have paid over the asking price, which is the norm in York apparently.

I don’t get the national obsession with prices. As you say it’s paper gains for most people who have 1 property that they live in. Unless you can downsize (or downvalue more to the point) and release equity.

My post wasn’t so much around that point, more the absolute asking prices seem nuts. Perhaps I’m just out of touch or perhaps it’s just a big gap on average between asking and achieved sale price. It’s anecdotal but I’m seeing places being marketed for way more than they were in 2019 or 2020. Perhaps a covid / wfh effect sending people out of urban areas into the sticks to get more house for the money. Perhaps general market inflation or maybe greedy agents. Or a bit of all of that. It’s mad though, seen a place go on the market for offers over £550k. The owners bought it 2 years ago for £450k and have seemingly done nothing to it. Perhaps the asking price is overly ambitious but it’s not unique in +20% or more in the last 2 years. Is that normal? Maybe that is what the stats show but I had assumed it wouldn’t be so bonkers.

Aren't you like 50 now? Bit old to be buying for the first time and then looking at moving after that. You'll have to work until you're about 80 to pay off your mortgages


Hope he doesn't mind me saying this but to go from where he started to now doing a job he likes and being able to buy a property in London in the middle of a house price spike he's done pretty damn well.

More and more people moving out from London commuter belt to the countryside as they don't need to be in London/office pushing up the prices


Let's hope that continues and the Tories don't try and incentivise returning to the office to protect their commercial properties...and city cafes

I think another factor to remember is the way the Estate Agents now advertise properties.
Years ago, there was a valuation and you negotiated down from that.
Nowadays, it's offers over, offers in the region of, offers in excess of etc etc. So it's legal gazumping.
Two or three people desperately want the same place and it could end up 50, 60, 70k over the stated figure.

It's absolutely mental, some of the house prices around Bucklesham Road and the like are insane - literally £3-400k more than they were a couple of years ago. We are building a house currently which is on market for well over £1.5m, sold to the first viewer at basiclaly full asking price, with a £5k non refundable deposit put down basically the next day.

UK market always strikes me as being a bit wild west compared to the continent. Buying / selling much stricter over here and there are large penalties for cancelling purchase / sale unless justifiable.

Prices on Bucklesham Road are eye watering, absolutely crazy.

We saw a 3 bed bungalow up there, that more or less needed a complete overhaul, really badly run down, and was on for £600k.

I was born underwater, I dried out in the sun. I started humping volcanoes baby, when I was too young.

Even the lower end of the market seems crazy, I occasionally look at prices in the IP2 area and small semi-detached houses in Maidenhall/Stoke are off the scale. Can’t imagine being a first time buyer.
