Would a bit of quick maths say that’s 25m (ish) back from the end of the cobbold we are getting? (If the total length of the cobbold, plus north/churchmans depth) of 150m (ish) ?

I'm not sure if I'd be overly happy with that. I like the current arrangement. It essentially means the land can only be used for ITFC. Selling the freehold would open up a world of worrying possibilities down the line. Although I can see why the Americans would want to get their hands on it from a value perspective.

Sounds about right, although I reckon the length is slightly less. Maybe 130 - 140m including the depth of both end stands.

Nonetheless I don't suppose you're far off, which presumably means the land to purchase is Portman Road from the Beattie statue up to the Princes St junction & pavements and a further c. 15m back into the car park?

I hope not.

I think IBC owning the freehold is in the interests of the supporters / club in the long term.

The rent is low, and the lease doesnt seem to be restrictive in any material way, so I hope it remains that way.

Full market value wouldn't be huge. c.£2-3m I would suspect.

The council own the land, not the buildings, and the value will be a multiple of the rental income.

The car parks are actually broken up if you ever use the MiPermit app to park there (Portman Road A, B etc.). By my reckoning it’s maybe PR car park D and maybe Princes Street Car Park which gets you maybe halfway back across that plot of land.

As I understand it, there is a deed of covenant on the land, which ensures it can only be used for sports use, a protection, if you will, of local sports clubs. I'm not sure it can be sold under that deed, but I may be wrong.

I don't think that will ever happen. As IBC say, there is an agreement regarding the land, although the precise terms are not agreed. I think it will ultimately be added to the existing lease rather than being a sale.

I don't think the current allocation as car parks A, B, C , D etc will be a consideration when it comes to the boundaries being drawn for this deal.

The plan that will be relevant is the masterplan for the new development scheme.

I think that reference probably relates to the 'user clause' in the lease.

There could be a restrictive covenant in the freehold title though.

No, that's right, there is a deed exactly of that type, but as far as I'm aware, it doesn't stop IBC from selling it if it wants to, but it doesn't.
