Before anyone goes OTT on the Brexit angle 16:03 - Dec 4 with 591 viewshomer_123

Worth noting that quite a % of the fund is within Retail. Which has been having significant issues well before Brexit came along (and will continue to do so irrespective of the Brexit outcome).

Also, worth noting that in terms of commercial office space - there is likely to be a situation in the very near future where this is going to be less required - with flex/ home working becoming the norm.

The office market is pretty strong at the moment. Retail has severe structural issues outside the prime areas.

Some commercial office space is being converted into flats.
This takes advantage of circumventing the planning laws to provide flats the size of the average front room - 15 foot square. They are rented out to councils at premium rates to house people requiring social housing.
This wil also happen regardless of Brexit if the Tories are re-elected.

Office is likely to decline though as the model of traditional office based staff is starting to change significantly.

Indeed - the new 'Communal Living'....small private living space, shared amenities and other areas.

I agree, but as I said, at present the office market is very strong. The performance of the office market will not be contributing heavily to losses in the fund.

No for sure but the fund is struggling at the moment and Retail is not likely to improve in the short/ medium term or long term.

Short/ medium for office is OK but the long term is a concern as well.

So, £2.5bn in a fund that is going to struggle unless they dramatically re-balance, which is going to be a bit tricky.

Yes, stating the obvious.

Although it will take longer for structural changes in the offices market to occur.

Demand is almost outstripping supply in most major cities at present, and that is in part to co-working office space providers.
