The awards dinner and this group of players and staff

I was lucky enough to book a table at the awards dinner last night as a present for my Dad's 70th birthday and it turned out to be an utterly surreal experience in view of the way the way the season ended and the celebrations throughout the day.

This group of players and staff are truly exceptional, not only on the pitch but they are absolutely first class individuals off the pitch. Every single one of them was engaging, down to earth and more than willing to sign things and pose for photos. Many seemed truly grateful that the fans wanted to engage with them, they were impecably polite and humble and a credit to themselves. This isn't a normal club and these aren't a normal group of footballers. There is a lot of talk about having the right characters in the dressing room but it was so clear to see last night.

I'm fortunate to know Kieran reasonably well having worked for him since he first came to the club and it was good to catch up with him again last night , everything about him and the way he conducts himself oozes class, along with the rest of his team just a thoroughly nice down to earth bloke. I reminded him that this time last year I sent him a message to say I fully expected us to be in the same position at the end of the championship season and here we are. This time I said I'd settle for European football, so no pressure!

I'd urge you all if you can to watch it back on Town TV, the speaches from Ashton and Kieran are well worth the watch.

It's difficult to see how the club can be any better position than it is now, but hopefully we will be saying just that this time next year.

I’m planning to drive from IP1 to the Watford game if anyone wants a lift and to split the fuel the fuel costs? Not the most economical car in the world but cheaper than the train.

If anyone has a spare Cheltenham ticket I would be very interested. I bought one for a mate thinking I couldn’t go but circumstances have now completely changed which mean I now need to plan a weekend away with the wife and the Cotswolds is probably the perfect destination for a lot of reasons.

Free ticket for tomorrow

I can’t make tomorrow’s game as I can’t get any childcare sorted so my season ticket is available, NS lower right in the middle half way back. Ticket is available for collection from IP1, 15 minute walk from the ground. Would be nice for it to go to someone who can’t get to many games, just drop me a PM.

Further details of the pitch works now online

The pitch looks to be raised slightly on the Cobbold stand side. The width is increasing by about 40mm, but lengthwise it is increasing a reasonable amount, the equivalent of around 6 seats worth overall, mainly in the direction of the south stand.

The whole pitch is shifting slightly towards the direction of the Cobbold stand and there will be more grass around the pitch and less astroturf.

The game at the weekend (and the two after) are looking like big games in the way the season pans out for us.

I will be there on Saturday, watching what will be away match number 30 for me, over a spread of 22 years going to away games in which I am yet to see us win a single one of them. Within those games there have only been a handful of draws (most recently MK Dons last season). My record is so bad I stopped going away altogether for about a decade.

I’ve told KM about this, and this game in particular and I can only presume all the hard work on the training ground has been a build up to securing my first away win. One thing is sure, if we get 3 points on Saturday it’s definitely going to be our year.

The takeover by Gamechanger 20 Ltd - The training ground land

I’ve been doing a bit of digging at HM Land Registry today and what I have seen backs up what Phil has previously mentioned and leads me to believe the takeover is well underway and likely just waiting EFL approval.

The Playford Road site (2 parcels of land) is the subject of a priority search in respect of an intended purchase by Gamechanger 20 Ltd which was lodged on 23 February by law firm Gateley PLC out of their Birmingham office (first instruction by that client).The Bent Lane site is subject to a similar priority search in respect of part of the site only, meaning the Evans group company is retaining part of it.

A priority search is carried out by solicitors to preserve their place in the queue of potential applications for dealing, it confers a priority period of about 45 days. It is a matter of public record and available to view by professionals who have the requisite portal account. It is typically only done in the immediate anticipation of completing a transaction, it can be done slightly ahead of this, but usually is done on the day of exchange of contracts. I’m a commercial property solicitor so carry out these searches on a regular basis. My best guess (based on the timing of the search) is Evans likely entered into a conditional contract last Tuesday for the sale of the land (and club). You would not carry out such a search unless a deal including the detail had either been agreed or was extremely close. The reason such searches are not carried out lightly is because it prevents the proprietor from entering into other transactions while the priority is lodged. If a deal is not happening you should cancel the search, but all 3 remain in place.

There is no corresponding priority search in respect of the stadium lease and I would not expect there to be as the lease is owned by the club as tenant and I would expect Gamechanger 20 Ltd is acquiring the existing share capital owned by Evans.

I am happy to share screenshots if anyone would like to see, but the searches are in relation to the Playford Road site (title number SK219236 & SK203140) and the bent lane site (SK200320) they appear under the “application enquiry” tab.

But this 11, unaltered, won’t be good enough to win another game this season. Collectively so short on quality. I don’t think even 3 quality additions in January will be enough.
