It'll be nearer £35k i'm afraid. House extensions if similarly relatively uncomplicated are still around £1k+ a square metre so this (with the slight complication of bathroom/kitchen) would be a little less, so say £35-40k. Depends really on particularly the wet area fit outs (ie if you've got marble everywhere!) | | | |

Unlike many of the properties on my street I don't have side access but I'm hoping to persuade my neighbour to allow me to bring things through his garden at least for the most chunky bits like the bricks. so based on what you've said and with access maybe closer to £50k than £40k? | | | |

If the only access is through your house or via the neighbours garden....wow. That adds another whole layer of complication If you neighbour says no...well, you might want to consider some sort of pre-fab wooden cabin that you can carry through the house in lumps and nail together on the foundations I would tend to avoid stuff like cement, concrete bricks etc as they are heavy and dirty.....maybe something like Shire foundations....think like long meat skewers...and then a "Log Cabin" on top Not quite the same as a brick built, but clean, tidy (ish), fast and simple Oh, and cheaper | | | |
