More house buying woes - Any advice would be appreicaited!

It may be exempt if the works are over four years old.

However, the fact that the works may have been carried out more than four years ago doesn't provide the proposed purchaser (the OP) with any peace of mind that the works have been carried out competently.

The fact that there is no record of any building regulations submission, approval document, or completion certificate for the works, together with the vendor's 'vagueness' about providing answers to the prospective purchaser of his/her/their property, would set alarm bells off for me - whether the matter is exempt or not.

Any Coffee Snobs Around?

Old School Coffee is a small coffee shop/cafe in Beccles. Had one of the best coffees I've had in a long time there a week or so ago and, on my experience, would definitely recommend others to give it a try.

To help anyone that might be interested in going there the address is 33a Newgate, and is a two/three minute walk from Wetherspoons in the town centre - everyone knows where Wetherspoons is in Beccles!

Oh, and for clarity, I have no affiliation at all with Old School Coffee coffee shop.

My understanding relating to the building regulations matters is that any work that includes structural alterations, such as the removal of internal structural (load-bearing) walls, will require approval under the building regulations.

As part of the process building control will require structural calculations to have been prepared by a suitably qualified structural engineer and for this information to be submitted as part of the building regulations process. The structural calcs will be checked for compliance and will be referenced within the building regulations approval granted.

During the works, the building control officer will carry out site visits at certain stages through the construction phase and will certainly wish to inspect the installation of the steelwork to ensure the correct sized beam(s) and any required support (structural posts and/or padstones) have been installed correctly. Furthermore, any structural steelwork supporting structure above should be suitably fire-protected. Again, this would be checked by the building control officer during the construction phase.

I don't know the house in question but if the wall(s) removed is, or was, a structurally load-bearing wall and the owner/seller of the property carried out the work without securing approval under the building regulations, then I'm not sure that property would be for me personally.

But we're all different and hopefully the OP will be comfortable when making their final decision. However, as one or two others have said, just a reduction in the offer price for the property might not be adequate financially to repair the property should it be found necessary to do so. Furthermore, I wonder if any insurance taken out on the building by the new owner (the OP - should he/she buy it) would be valid if it was shown it was known the works carried out was done so without building regs approval.

Fish and Chips

Vic and Dennis Last had the fish and chip shop at the bottom of the hill in Snape, with the village shop next door to it.

They did also have a fish and chip van that used to do the rounds round the villages.

Happy days back then.

I will be seeing Vic's son this coming weekend and I'll try and remember to point him in the direction of this thread - he'll laugh like a good 'un!

New garage up and over door

I used Alldoors in Ipswich approximately 4 years ago and am very happy to recommend them.

Single garage door opening width in size, electric, roller shutter door, operated by a remote control fob or by a switch on the control panel inside the garage.

Is fitted with a sensor to stop if anything is "in the way" when closing.

The door was supplied with a cranked handle so that the door can be opened manually from inside the garage in case of power cut/loss of supply etc. (I have a second personnel door at the rear).

Cost in 2021 was £1,350 supplied and fitted.

Well, on my desktop I keep getting the TWTD page I'm looking at suddenly turn to a "warning" page that the site I'm on is considered unsafe. The following is at the top of my screen if it's of any help.

On my Android I also get the BT pop up, just like Benters.

Been happening a week or so now.

Well done for posting these heartfelt words Flash, they sound very fitting for your Dad. It's good to see you tried the tissue donation route, it brought a wry smile to my face thinking your Dad lived life to the full wearing out his body!

Others have offered great advice with the days, weeks, months and years ahead for you, so I won't repeat it all here. The only thing I would wish to emphasize is to look after yourself, you know we all pull together at times like these on TWTD so please do post again or, if you'd prefer, private message if you'd like to.

Thanks for your reasoned reply.

With regards asking prices we can't be held to ransom by the selling club trying to sell a player for more money than we, and other interested clubs, think they're worth. To my knowledge we haven't done this since Gamechanger/Ashton/McKenna came in to the club and we've managed two consecutive promotions with the players we have been happy with, fee wise.

If a player has a number of teams interested in him, and all the teams are prepared to pay the asking fee, then it is down to the players agent, and the clubs trying to sign the player, to agree a deal that is favourable for everyone, including for us trying to sell Ipswich and McKenna's style of football to the player we want, and I think this is what we (ITFC) are trying to do....probably with a number of players at the same time.

Furthermore, sometimes the selling team may not allow the deal to "get signed off" until they have landed the replacement player they want. It is sometimes issues created by other parties that takes the ability for any team, ITFC or otherwise, to not get incoming transfers completed as quickly as they, and us as supporters, would like.

I absolutely agree that if McKenna is able to strengthen and augment his playing squad during this transfer window (exactly as he has in previous transfer windows) it's likely we'll stand a better chance of staying up, but I wouldn't say we're definitely going down just yet, specially as we've already brought Godfrey and, subject to any last minute issues, Philogene in as well.

Sorry to hear you're dreading Christmas this year. I came and watched you gig at The Smokehouse a few months ago and managed to have a chat with you in the bar after your set. It was good to meet you and whilst our time chatting was brief, you really did come across as a "good egg" as one of the other TWTD posters have already said!

It was brave of you to post what you have, and in doing so it strikes me that you are a strong character deep down, typically thinking of others that might be struggling, particularly at this time of year.

Absolutely this.

It amazes me people queue up to buy the mass produced shi*e in Greggs when there's a long-standing great bakers already serving that area of Town that produce lovely bread, cakes etc., etc.

I shall carry on supporting Martins Bakery at every opportunity I can - as my waistline will testify, , rather than Greggs.
