Help needed please- new build water leak 21:18 - Jan 3 with 5666 views | KC001 | Hi, This is my 4th week in a new build house. Water started leaking in the bathroom - it was visible on the floor (karndean) and downstairs walls. Plumber came and fixed the leak (which was in the bathtub). Now, the upstairs floor is becoming puffy at some places. I don't understand these structural issues and need your help. Could you please let me know what exactly should I ask them to replace/check as this is a new build eg flooring, wall painting. I am worried about the inside eg wood inside, insulation - anything can be done? Please help. Thanks |  | | |  |

That’d be my first port of call - get onto them first thing in the morning. Sadly new build problems are all too common these days. I hope it’s not a major issue for you. All the best. Water travels and fixing the leak won’t necessarily have removed the water, but has hopefully stopped any more. Suspect you’d want them to redo the walls etc which will focus their minds on ensuring whatever the issue is has gone away. |  | |  |

Unlikely to be major structural damage from a short-term water leak, but keep an eye on the ceiling if it starts to bulge (plasterboard may need patching/replacing, tho unlikely in that length of time unless the water was pouring through constantly). Otherwise it'll be a matter of sealing the stains and repainting, plus the floor. Thought Karndean was vinyl tiles, thus shouldn't swell if wet (unlike laminate). They may have just come unstuck, or the board underneath gone a bit mushy (but it should be water resistant, at least). |  |

I doubt there will be any internal damage tbh. I would imagine it’ll take a while for everything to fully dry out but it’ll be ok. Any staining on walls and ceiling can be sorted with a good sealer before top coat. The most important thing is to solve the leak. When we were having a new bathroom fitted last year we had a mains pressure level leak that came through the new kitchen ceiling and enough water to float a boat. It was messy, quite spectacular and took a while to dry out. It was all resolved. These things happen. |  | |  |
Help needed please- new build water leak on 13:56 - Jan 4 with 4901 views | Rob88 | We bought from Miller homes 6 years ago and we had the perfect storm of a leaking toilet and a blocked waste pipe (sabotaged by a disgruntled builder was most people best guess as there was a 4 inch rubber hung hammered half way up our waste stack). Pi$$ed everywhere, half of upstairs and down living room wall and under carpet of living room. We had 2 years snagging warranty period. They came the same day and lifted all carpets and underlay and binned them. Sprayed some stuff (supposedly disinfectant ). Left it like that for a few days to properly dry. They then relayed new underlay and carpets in all affected rooms. They gave us money to compensate for damaged furniture (cost of new). Underneath underlay is just chipboard which could swell. I was worried karndean would come up due to swelling but it didn’t. We were unofficially told but people who worked for Millers we could have got a holiday out of them as compensation (we lived in a bedroom for a week in a brand new house 2 weeks old, not what you would expect). |  | |  |
