They folded when it transpired that the valuation officer hadn’t even visited the property. I think you can only appeal in once, so go in hard from day one and provide photos. Really useful. Thanks Couldn't see anywhere to upload photos on the gov website but we've provided details of 5 other houses on her street or round the corner that are all the same number of bedrooms or more and similar plot size that are all a band lower |  | |  |

The district valuer was really helpful, and sent me a comprehensive response outlining how he hadn't agreed that the evidence I submitted was relevant, but how he'd used other evidence to arrive at the same conclusion. I imagine a lot of it will depend on the individual district valuer. |  |

They found out they were paying a council tax rate one band above everyone else and complained to the council. The council agreed there was an error and put the other 11 properties council tax up accordingly. |  |

The simplest way is to do a bit of research, and see how other similar/identical houses to yours have been banded. The 'sold house prices' function on Rightmove should help you if any of the properties have sold recently, as it'll give you a good idea of their internal layout. Don't get hung up on internal quality etc., it's all a question of amenity. Two three-bedroom properties of the same size in the same location should be in the same band, regardless of whether one is a dump and the other is an absolute palace. |  |
