Combine that with the fact that it's on a new-build estate, and the soil is shoite, and it's easy to see why the previous owners put down artificial grass. A lot of your experience will depend on how long the garden is. Even if it's north-facing, you'll get a good amount of sun once it gets out of the shadow of the house. As a result, we are still able to get some nice plant growth at the top of the garden. It's a bit of an oasis in summer as well, as it's warm without being in direct sunlight. |  |

Do you have any patio/decking? I imagine any such could be better situated at the end of the garden. So it doesn't sound like a huge issue unless one is a keen gardener and grower of many plants and veg etc. |  |

Thanks. Do you think the back of the house (downstairs) would feel warmer if it were open plan from the living room to kitchen and therefore sunlight was getting through the house from the front windows? |  |

That’s possible, and ok in summer, but when the weather isn’t warm, the kitchen will feel cold. It comes down to how much you feel the benefit of a sunny day, whatever the season. In our current house, the garden gets whatever sun there is and the house feels warmer because of it. North facing rooms are invariably cold in my experience. |  | |  |

Same for me, NW facing. Get lovely afternoon and evening sun, just looked out my office window now and my garden is 80% sun and 20% dappling. The best part for me is my kitchen diner at the back of the house, and bedroom above it stay much cooler in the summer which I'm always very grateful for. |  | |  |
