Renewal of Tenancy 18:50 - Feb 1 with 857 views | Schmoke | Landlords, Tenants, those-in-the-know and good people of TWTD I was hoping you'd be able to impart some wisdom on me regarding the renewal of Tenancy on my flat. Essentially myself and the Letting Agents had agreed to a 2 year extension on the lease some weeks ago, however the Landlord has apparently had a last minute (the renewal is due in less then a week) change of heart and now come back saying they'd like it to be a year only. Are they allowed to do this at such short notice? It effectively doesn't really give me any option other than to find somewhere else to live in a few days if I go back and say no.

If not then presumably either party can enter back into negotiations. Out of interest, I know it probably alters your plans long-term but if the rent and terms are the same bar the length of the tenancy would it make sense to reject the lease?

If they're willing to throw away a long-term tenant like that, then their own stupidity will cost them in terms of having to find a new one.

Agree in theory (good tenants are definitely worth hanging on to), but it depends on the reason for landlord wanting it in a year's time rather than two - e.g. if their own personal circumstances have changed, they need the property for themselves or a struggling relative, or they need to sell for financial reasons etc etc.

There is that, but perhaps giving a reason for the sudden change of mind might be polite and help ensure a smooth changeover.

Always good to talk, for sure (and that goes for both parties if tenants are experiencing any problems) - albeit with the rider that some things (health, relatives, whatever) might just be too personal to discuss.

Surprised no one's addressed this. The landlord still has to give you the mandatory 8 weeks notice, Section 21, doesn't he? Nobody can just tell you to be out within a few days no matter what you decide to do about the lease offer. [Post edited 1 Feb 2022 23:05]
