Demolition of the Staples Building 15:21 - Mar 1 with 3015 viewsSheffordBlue

I think it had been reported that the club was hoping to avoid having to get Planning Consent for removing the old Staples building.

While it looks like they avoided going through the full process it does look like the council are going to approve the demolition plan before work can start.

Building is likely riddled with asbestos so they just like to have sight of demo plans and RAMS for things like this as high profile location and commercial

Permission was granted for demolition under reference number IP/22/01070/DEM in respect of an application made on 19 December 2022. This was an application for whether 'prior approval' was required under permitted development legislation (i.e. the legislation which grants planning permission on a blanket basis for certain types of development, subject to certain statutory conditions).

The approval of the December application had a number of conditions attached to it, including condition 2 (submission of a demolition management plan), and condition 3 (submission of a scheme to control noise).

The latest application in relation to this demolition (23/00077/CON) was made on 20 Jan 2023, and sought discharge of those two conditions. So essentially it's just a question of the Council approving the details submitted to comply with conditions 2 and 3.

It has always been necessary to make this application, as it is required by conditions 2 and 3 to the prior approval previously granted. Entirely routine, and nothing to be concerned by.

On 20 Feb another application was made under ref 23/00124/CON relating to various boundary treatments, turnstile access etc. Again, this was just an approval under conditions existing under a 2022 permission (22/00939/FUL).

This does seem to be a bit behind the timeliness that Ashton (I think?) had alluded to in an interview where he was talking about it coming down in Feb. Just a misunderstanding of the process to go through on his part?

The two surveys didn't reveal any asbestos, the building is likely far too new for that.

Maybe as it was a simple enough discharge of conditions application they hoped they could get it approved within a month, and then start straight away. There's no indication yet that there's any problem with what's been submitted, so it could (and really should) be approved within the next couple of weeks assuming it's acceptable. Then it's just a question of the availability of contractors.

I’m too young to remember them not there then, they struck me internally of that age where there would be loads there but obviously not!

2000 is usually the cut off point but unlikely to be any in there, certainly not of any really nasty stuff which is usually pipe lagging.

Yep, I would place them as being built then as well.

Incidentally, Cardinal Park is 25 years old this year (opened in 1998), but I can’t really remember what was there before.

I get the distinct impression the IBC are very happy to deal with Gamechanger and appear quite accommodating re any of Town’s re development requests, which is a far cry from their dealings with Marcus Evans.
