I've posted before about our house-buying woes, and I thought this part of the story was going to be added to the "woes list".

We went to view a property about 3 weeks ago. It was the best property we have viewed, in the pond we're fishing in (by some way), and we felt it was perfect in almost every way. We offered the Monday morning - straight-in with our highest possible bid. The vendor wanted to take a bit of time to assess each bid and then make their decision, so we had to wait for nearly 2 days after our offer to find out our fate. Then we got the dreaded and rather gutting call to say the vendor went for a higher offer. I offered the usual platitute to the agent, "tell the vendor the offer still stands, if the buyer pulls out as we' loved the place". That had not yielded any results in the few properties we'd bid on, unsuccessfully before now.

Fast forward a few weeks, after kicking the tyres of a couple more "unworthy" houses. I got a call this morning, the initial buyer has now had a change of circumstances and had to pull out. Apparently, we were the 3rd highest bidder but no.2 on the list has now had an offer accepted on a property and the vendor is now happy to accept our offer!!!!!!

I am so happy, people had told me, here and in other places, that our woes will probably be for a reason, and that most end up with something that fits them better than purchases that fall through for one reason or another. It's hard to believe that will be the case, when you're navigating the abosulte kicking that is the property market.

This one had a feeling/aura around it, I was convinced we had found the one when we viewed it, and I told the missus I was sure we were going to end up in this one. I'd got mine and her hopes up, and felt rather guilty, and tbh a bit of a knob for getting that carried away, after our previous experiences. It turns out my spidey-senses were spot on!

I know, it's just the first hurdle, and there's still a long way to go but that first hurdle has seemed insurmountable for a bit now, it feels fantastic to clear it.

Just as an aside, when they contacted you this morning and it was agreed your offer has now been accepted, was it also agreed that the property would be taken off the market?

Yeah, they stated they wanted to offer to us before going back to market.

We've been searching since Christmas and haven't had much luck. We're waiting for someone we know to find something they like, then we're happy to buy theirs, but how long do you wait? I have seen something I like today, but its the wrong end of town and now I'm stuck in the "do I like it enough? Will I regret not waiting for the other one" cycle!

I have seen something I like today, but its the wrong end of town and now I'm stuck in the "do I like it enough? Will I regret not waiting for the other one" cycle!


Go look at it, mull it over, see how you feel about it but from what you've said it sounds like you would probably regret that one. If you're not sure if you like it enough just from the listing, likelihood is your never going to be satisfied if you did decide to take it further.

If you have something in mind that's pretty much perfect, it's better to wait for that or something else that feels of the same level, you'll likely feell it in your gut. Trust that feeling, is my advice.

Of course you can! Thanks for the advice at the time, the comments on here were extremely helpful. It showed me that I wasn't alone in my misery and disappointment! Plenty have been trough it before me and come out the other side being better for it.

We do have a slightly odd but great community here, thanks to all that offered advice to my previous threads 💙🤍

I completely concur with the gut feeling thing - you know it when it arrives, feels like you're the last piece of a jigsaw destined to slot into its natural home!

This is very obvious to say, but the one thing you can't change about a house is its location, so if you feel uneasy about where it's located then that's a big issue. There might be times that you see an otherwise perfect house in a less than ideal location and it's worth going for it, but generally go with your preferred location first if you can.
