You building guys and gals - I need some advice, please! 13:57 - Nov 22 with 1047 views | Vic | I have full planning permission on a single story kitchen extension to make a kitchen diner, with bifolds opening up onto the garden, plus a load of internal changes. We’ve just got the quote back and it’s 50% higher than we’d expected. Not surprised, but we can’t afford it. So we will need to scale it down - a lot! This will not only reduce the footprint but also the appearance of the thing (much less glass, lower ridge line, etc. It really won’t affect anyone else and not be seen from the road. My question is this- it this likely to come under a minor material amendment, or even a non material amendment or do you think I’m looking at having a whole new set of plans and anther planning application? They dislike the opposite scenario where you gain permission for a small scheme and then try to double the size by a series of minor amendments But as Joe says....best to submit revised plans and get a written answer from the relevant people....they can be slippery tinkers in the Planning Dept |  | |  |

If you don't have mates who can help you I wouldn't advise that at the moment - labour so short everywhere you just won't be able to get subbies in as they are all too busy and you have no sway on it. But each to their own, seeing a lot lile this at the moment where it's been outstanding for months and they just can't get it finished |  |

A few miles south of Harleston, and just north of Dennington - Lowhouse country! We’re getting other quotes, but cant see at the moment I’m going to get something I can afford. I'd also advise the same, I'm not in construction any more but was for nearly 3 decades, prices are crazy at the moment and the other thing to consider is that anybody you might actually want and trust to do the work probably won't be able to start for 6-12 months anyway. A lot of my social circle are builders and tradesman, those that I'd employ are booked up almost a year in advance now for bigger jobs. |  |

You building guys and gals - I need some advice, please! on 19:24 - Nov 22 with 618 views | TVRBlue | Hi, The answer to your question is you will need to make a non-material planning application to Mid Suffolk Council as you will be constructing an extension not in accordance with the originally approved plans. The reason it will be a non-material amendment is because you are reducing the size of the extension. If you were increasing the size of the extension a new "full" householder type planning application would need to be made. For the non-material amendment application you will need to supply to the planning department a copy of the "as existing" survey drawing, a copy of the "originally approved" design drawing, and a copy of the "new reduced in size" design drawing. In the non-material application form there is a section (box) where you have to describe the changes to the originally approved scheme that you now want the Local Authority to approve. As the larger extension has already been approved I would suggest there shouldn't be any problems in getting the non-material amendment scheme approved. Oh, and the fee payable to the Local Authority for a non-material amendment application is currently £34-00. Hope this helps but PM me if you have any other queries. |  | |  |

If you already have building regs approval for your original extension I would show the reduced scheme design drawings to Mid Suffolk building control department (this can be done by e-mail) and ask them if they are happy to work with "substituting" the new scheme with the originally approved scheme even though the new design drawings won't be building regs drawings if you know what I mean?!
