Extension ball park prices 11:34 - Jun 5 with 1272 viewsUSA

I’m about to offer on a 2 bed bungalow but need to consider the offer as I want to put an extension on the back. I haven’t a clue about building so wanted to just get a feel for the type of prices that it might cost. Size would be about 7m x 6m. Single story. Bi-fold doors. I know this isn’t much to go on but any ideas?

Edit:

No kitchen work or anything other than power, lighting and some form of heating would be required. Basically just want to build a room to have a dining table and lounger area that looks onto the huge garden.

if it's any help (I'm not in the trade) but my farther in law has just built a garage which was around 3mx5m and that is roughly costing him 30k - but the original base was mostly there and he is using certain bricks to match his house which costed him more.

We've has similar done to our house - remodel of the conservatory, kitchen and dining room into one big kitchen room, more or less the same size but mostly demolished a re-built. Re-furb of the utility room.

Around £62k not including new kitchen, but included fitting the kitchen.

I would guess £60k to 1st fix, but will depend on the spec.

Always more then you expect. We had a similar size one done last year, had a quote from a reputable local company for £50k to first fix. In the end we used mates who are in the trade for pretty much everything, saving a decent whack and budgeted 50-70k fully kitted out (new kitchen, utility and bathroom). Deffo exceeded our top budget, although we didn't skimp on anything!

You need to be careful as a single story extension on a bungalow is a different kettle of fish from a single story extension n a house as you’re disturbing the roof and that might not be entirely straightforward. Your piece of string costs also need to factor in where the drains/ water supply are in the existing property and whether tapping into them is straightforward.

Location might be important too. In my old neck of the woods (saffron Walden) bungalows always went for a premium- usually with the intention to knock them down and build a house (or two).

I asked the same sort of question to a builder mate for an extension to my bungalow, he said roughly £2000 per sq m.
