Has anyone had problems or know of anyone that cannot get a tenant out of a rented property, a friend has sold their house that they rent , and after the notice expires, the tenant is refusing to leave …..causing untold problems for them .

That's the risk with letting, and doubly so if they're wanting to sell the property from under their tenant.

The only legal route is to go through the courts and get an eviction order. Of course, if it's holding up the sale and risking losing them money, they could always make a cash offer to the tenant for them to leave without a fuss.

Indeed. Anything that looks like improper leverage leaves you open to accusation of unlawful eviction which is a criminal matter.
