I did something similar with an outside structure. The estate agent, or b@stard as I called him afterwards, was not very complimentary to my work and ideas. He said it added absolutely nothing to the value of the house and I had wasted his time. I'll add a photo for you |  |

This is just the outside, I carpeted the inside, put in some lighting (battery powered fairy lights). It's not really big enough for a TV, and there is no power source. But it's a lovely space. |  |

Personally I would go for a hard wearing Lino/vinyl floor (Rhino floor/ Kardean type as two examples but there are plenty of manufacturers out there) which you can get in some nice wood patterns. You would also need a self levelled latex floor laid before Lino/vinyl but the flooring company would also do this. |  | |  |
