Yeah that's what I said. Naff all point making any repairs until the underlying issues are fixed. But if they're largely decorative I think the priority should be to fix the issues with the roof and guttering. At least then Reus can sleep easy at night knowing they wont worsen of having to fret every time the heavens open. He can take his time putting right the associated issues (if there are any). Seems from the OP that's a cause of some anxiety so throw some money at the problem and get the roof & guttering up to scratch I would say. And get multiple quotes. |  | |  |

Will help inform when builders/roofers are talking. It might be as simple as clearing a blocked and overflowing gutter* which is causing water to run down the walls. I've seen horrendous problems caused by nothing more than that. * Or a downpipe and hopper being too small for the amount of water coming off the roof. Rain is a lot heavier (more at once) nowadays than it used to be. |  |

Absolutely, and sometimes if you buy cheap you buy twice. I learnt my lesson, had a leak coming through my bedroom ceiling after a really heavy downfall a few years ago. Went into the loft and couldn't see any obvious signs so assumed it was coming in low, near the guttering. Got a roofer over who fixed a patch and said he thought that would do the trick, it didn't. Don't think he was trying to do me over to be fair, it was a bodge job up a ladder for a day. Got another bloke over off a recommendation and he was good. Gave it to me straight, got some scaffolding up and he spent a week up there fixing loads of batons, felt and broken tiles. Couple of grand well spent really and no (touch wood) issues since. As you say the issue was actually nowhere near where it manifested in the bedroom, it was coming in above a different room and running down to the first crack it found. |  | |  | Login to get fewer ads

I think from the excessive sagging and duff brackets in might be a blockage issue but trying to get someone up there. Accepted a quote (got numerous but that's a nightmare in itself) so hopefully someone will be up there asap to see what's up. At the weekend it was pissing over the top like a waterfall all down the walls and bits of debris on the patio too so I've got everything crossed. Internally we might be on the lucky side in that it is the box room at the back and I can't see anything as yet in that room but I guess we will see. Not onto insurers yet, will see what he says when he gets up there. That's the pain, I want to get up there and see for myself. Deffo need a holiday, defo need several beers and a lie down. Can be really tricky to find where it's getting in. Had one chap where strong winds were blowing the water back up the valley between roof and dormer, then in under a tile on the edge of it. Or you get water pooling on a dip in flashing and finding its way through a joint. Flat rooves are a nighmare, tho the modern rubberised coverings are very good. |  |

In my experience, gettting a good local builder to fix a leak in the roof was a much easier and cheaper experience than I expected. If a reliable, local builder suggests it is going to be a major job, it is worth looking at an insurance claim. It is easy for things to get us down. Making the effort to get some things sorted makes a huge difference to our sense of achiavement and the ability to see things in perspective. |  |
