It turns out that this couple *had* to evict a 90 year old because Labour *might* have made them pay an extra 11 grand tax. They bought for £164,000 and sold at £425,000. This was all Labour's fault.

Unfortunately many landlords use S.21 as leverage. If you complain, they have to do the work. Once it is done, the S.21 notice comes in...

It does not take years to go through a possession claim if it has merit and is pursued properly. At worst it might be a couple of months.

Also true re landlords having to prove case re reasons for wanting to reclaim possession.

Totally false re length of time court cases take - ask the people who’ve been through it, and their professional organisation, the NRLA with over 100,000 members. And with the new legislation and courts backlog, 1year+ would increase (in consultation with government, the NRLA did ask for court processes to be sped up but I don’t know if anything came of that).

Once again you're speaking on an issue just from your own experience/very narrow perspective. The idea that there's no problem so nothing to fix is nonsense if you look at the bigger picture I'm afraid. What proportion of landlords are elderly non-business landlords who've inherited a property or who've annexed off part as a way of downsizing (i.e. you)? A tiny amount I imagine.

I'm sure you're a great landlord but there's thousands out there who aren't. And loads of people going through the misery of no-fault evictions. "there’s really no issue for good tenants wanting long term security" is so naive it's unreal. As with anything, there's a much bigger picture.

The only reason good tenants might have a problem with security of tenure with good landlords is death of the owner, sale of the property, or rent rises that might need to be made to meet with rising costs for landlords - cost of insurance and repairs eg have skyrocketed. I hadn’t raised my rent for 10 years till new tenant moved in a year ago (by £50pcm) and I know I’m not the only one.

I’ve no sympathy with BTL landlords though, that’s no way to run a housing system.

New legislation will make little difference to delays. It will all go into possession listings in the same way as s.21s do now. Some currts have a baclig, but nothing like what you describe. At worst a couple of months i suggest. These are 5 minute hearings.

But they're being penalised along with the bad ones, so many will take their properties off the market, or turn them into short-term holiday lets instead of long-term ones if they're in a nice area, thus exaerbating the housing shortage.

I'm not sure what election campaign you witnessed but Labour barely said anything to get in to power.

To me the most disturbing aspect of the story is that, in this day and age, a 90 year old is renting and at the mercy of the private rented sector.

But surely all legislation is brought in to stop the rogues; if good landlords end up being penalised that's unfortunate but you don't stop the legislation just to keep them happy. I've never had a car crash but I still have to pay car insurance because of those drivers who do cause accidents - and I accept that. There's a million and one bits of legislation that fall under the same point where good people end up being penalised. You do what's best for the majority and the bigger picture.

Jayessess put it perfectly on page 2: "Person with an additional property will face some stressful bureaucracy if they want to make someone homeless" is not a problem of any significance next to homelessness, exploitation of tenants, slum landlords etc.

Most landlords are in it to make money... and they'll continue to do so. This will have very little impact on the housing shortage IMO.
