The most obvious is a function room that seats 500 for a dinner (and is divisible for smaller functions). That would pick up a lot of use over the year.
A decent restaurant with maybe 100-200 covers could well work.
Sports bar, with big screens, but also multiboard darts / multitable pool might attract groups & corporates midweek.
As others have suggested, a roof walk would be fun!
A microbrewery. That way, the beer sold at the ground would attract low or no duty (first million litres a year), so creating a nice profit stream, which is why Spurs did it. The adjacent brewery bar should surely be known as 'Cobbolds'. | | | |

Hopefully the design will incorporate sufficient toilet facilities to cope with the stream resultant from that nice profit stream! | |
