Anyone want to buy a house close to the Fat Cat? 13:03 - Aug 22 with 2868 viewsfab_lover

A long shot, but...I need to move and before I put the house up for sale via agents, wonder if anyone is looking. I've never sold a house before so I'm filled with horror at the prospect.

So, the basic info is:

- NO CHAIN
- End terraced, two bed with masses of floor space. On 3 floors, downstairs man (person ?) cave, 22' long with real fire. Staggering distance to the best pub in Ipswich, the Fat Cat. On quiet residential street (i.e. not on a main road).

Will take 10% less than the current Zoopla estimate for it, so (just) under £200K.

Simply because the faff of redecorating the whole house - it's in fine condition but apparently the bloody thing needs painting "shades of off white" and then all the fuss bother and agency fees...it's a shedload of hassle I could do without that's going to take me weeks to resolve, lots of time I can ill afford.

And the 'faff' will be far greater trying to manage a sale yourself with a buyer vs. letting an agent deal with it for the sake of 0.75% commission. 0.75% of a much higher number probably too.

Redecoration is part and parcel of buying a house, so that shouldn't cause issues.

You need an agent. Good ones know how to play the game, extract best value for you, will keep everyone on their toes, and prevent you being d*cked about at the last minute.

Trying to sell independently is a one way ticket to a world of pain, and getting ripped off.

You ain't a beauty but, hey, you're alright.

Only, joking, your best off ringing estate agents and asking if they know of any landlords looking to purchase, if you’re willing to sell cheaper. Probably get a cash offer from a landlord,looking to rent it out, and they won’t worry about the decor.
