The Crofts 13:38 - Mar 30 with 2326 viewsBlueOura

Thinking of moving back to Ipswich after several years away and have been looking at different areas etc. I was brough up in the Rushmere / Kesgrave area and as much as I would love to return, the properties are pretty expensive so we have been looking at other locations where you might get more 'bang for your buck' so to speak.

With this in mind have been looking at the 'Crofts' area of town. On the face of it, the area looks fairly decent and certainly the value for money factor is there compared to other areas of town. Does anybody have any advice they can give on this part of town? Is it worth considering or would I be better off stretching the budget and sticking to the IP4 / IP5 postcode areas? Cheers.

We used to live on the edge of the crofts, really liked it as an area. We only moved due to school catchments (ended up in IP4 to give us the option of Northgate, Copleston, Kesgrave etc)

I've spent twenty years of my life living in The Crofts but that was forty years ago, when I go back now I am a bit disappointed at how it is turning out. Could you find equally good value in the Sidegate Lane area ? There seem to be good properties off the main roads.

I grew up on The Crofts, went to Castle Hill and Westbourne schools, and my parents and sister's family both live there now. I think Castle Hill Ward was the lowest crime rated ward a few years back, my family love living there, and I would jump at the chance to move back. Also, Preston Drive, Tranmere Grove, Chesterfield Drive, etc are nice areas too.

I'd recommend it, but I currently live on Whitehouse, so I have a good frame of reference! 😂

Thanks all, I have Children but the youngest will be done with 6th form this summer so quality of the schools not really of high importance.

Not in any major rush so I guess best to get down and look around the different areas, view some properties and go from there. Appreciate the feedback though, it all helps.

As mentioned above its 40 years since I lived there aswell - but can’t help driving past my old house when I’m up that way.

As mentioned above its 40 years since I lived there aswell - but can’t help driving past my old house when I’m up that way.


My great Nanny lived on Ashcroft Road, many happy memories playing in her garden waving to the trains going by.

All lovely neighbours too. Wasn’t a petal out of place in their gardens either

Lots of nice roads up the crofts, Larchcroft, Aldercroft, any of the Racecourse named roads closes etc, Taunton close, Chepstow Road, but wouldnt think much difference in price to ip4 like for like, but ip5 yes much more.

The Punch has had a good refurb of late. I wouldn't have frequented it before, but it's looking nice and serving nice Sunday Roasts these days. We went a few months back, and the staff are nice, they are dog friendly, and have put a lot of effort into bringing the pub up to a decent standard.

Friend is on Palmcroft, and it seems absolutely fine. Man in the Moon pub nearby. Little warning that traffic is only going to get worse & worse as the massive development between Henley & Westerfield Roads takes shape. But the new houses will make the established ones look huge & a bargain!

Spent pretty much my whole life on the Crofts. Grew up on Pearcroft and Fircroft with my parents, and aside from 3 and a half years spent living just off Eustace Road in Whitehouse when I bought my first house (couldn’t afford my first house in the Crofts), moved back just off Henley Road in 2021.

Man on the Moon pub isn’t the best these days. Been a while since I last went in, but haven’t heard good things about the new(ish) landlady.

Would definitely recommend, but that’s coming from someone who’s a bit of a home boy and has spent the best part of 30 years living on the estate!

I’m from that neck of the woods too… bought up a minute’s walk from the MotM and loved it there.

Good bus routes into town, nice houses, nice part of town etc.

And there’s people on the Crofts / Henley Rise estate who have lived in those houses for fifty plus years…. The row of houses where I was brought up hardly ever come up for sale.

Once you’re in, you don’t need to leave.

A proper part of town.
