Town Apply For Planning Permission For West Stand Concourse Expansion

Town have applied for planning permission to expand the concourse under the West Stand, aimed at improving facilities, access and the Fanzone.

The proposed works will see the ground level concourse moved out into the area behind the stand, increasing the floor space from 864m2 to 1,759m2 while existing kiosks will be relocated and upgraded.

Portacabins will be removed and outbuildings demolished as part of the development, which will also see the Fanzone refurbished, the erection of new boundaries, a new gate on the ground’s northern boundary and a digital display board. Office, archive and medical areas to the south of the West Stand will also be relocated.

Automated turnstiles will also be installed at the back of the extended concourse, reducing queues around the stadium, with two-way kiosks serving both the Fanzone externally and the fans on the new concourse internally.

Toilets will also be upgraded and parking increased to the western side of the Fanzone with access from Constantine Road.

There will be an extension of existing catering around the hospitality lounge and facilities, and a new bar and seating off the concourse, as well as a new hospitality entrance along the newly defined stand threshold.

Accessible access will be at the north end of stand, while the Junior Blues area will be relocated within the existing stand envelope. Multi-faith and changing rooms will also be provided.

The application states that there is “a tremendous time pressure on the development of the West Stand”.

The Design and Access Statement reads: “The proposal submitted represents a progressive development for Ipswich Town Football Club. The additional concourse area and amenity provision will make for a more comfortable and safe experience on match day.

“The new turnstile locations will alleviate pressure on the surrounding streets and welcome the community into the Fanzone.

“Accessible access has been made a priority and the Fanzone will be able to cater for a more developed community programme going forward.

“The proposal strives to create subtlety through use of material to offset the impact of the scale. The materials respond to both the existing stand and surrounding boundaries, referencing existing material specifications where possible.”

In November, chairman and CEO Mark Ashton said the club would be looking at developments at the back of the West Stand and also on the practice pitch behind it, while adding additional seats at the back of the stand has also been under consideration for the longer-term ahead of the rebuild of the Cobbold Stand.

I like this, but i do hope this is the forerunner to reroofing and extending the stand, the current roof is asbestos!!
The sideways view would suggest so over the top of the new area. but even this improvement will be much welcomed

As someone who teaches Landscape Architecture at UCL, I agree it's stupid and annoying that the whole of the practice pitch area appears to become hard surface. This is only not great from an aesthetic standpoint, but a very simple and cheap strategy could easily include trees for shelter, grass for kids, SUDs and level changes to avoid huge runoff in heavy rains.

Presumably this is a phase of work happening this Summer. Perhaps its a planned fist step towards expansion and new roof. Looking forward to MA explaining the phases, mug in hand...

Got to get that money in to be able to spend it on stand rebuilds and the books need to show a balance.

This needs to be done to get the most out of the West Stand as possible. The concourse was always underused, except when I used to play touch-once beneath the Pioneer.
I expect the use of something like a permeable asphalt and absence of trees is with one eye on flexibility and future construction access. However, the extended concourse makes for an interesting scaffold for installing a new roof or seats.
It looks very much like a stepping stone but positive signs of progress!

What a fantastic, and long overdue, addition to the west stand. I do have one reservation though in respect of the new signature gate (strikingly reminiscent, or more derivative, of the Shankly gates at Anfield) with "Running Towards Adversity" above, cast in iron. Is it just me who finds the whole slogan far too corporate? These things should be born of the fans not foisted on to us from executive level. I think that really needs to be considered before being committed too imo. Appreciate it's a petty criticism, but conscious it may stand on Sir Alf Ramsey Way for decades.

Quite like the design, trees take care and time to grow and then get in the way,
grass quickly becomes mud,
level changes are dangerous, remember the death on the Cornhill because of poor design.

Nice large open space to play on and nothing in the way

The side on image is the key to it.

If you take the two horizontal load bearers, (the lower one being under the boxes, the higher one being under the exiting concourse), out right, and then extend the diagonal of the top tier up at the same angle. you can see how a new tier becomes achievable. Drop a vertical back wall down onto the foundations of your turnstile footings, you have the basis of your structure for your extra 4000 seats.

Would be good if they still had a shelter (marquee) for colder and wetter weather. Shame if we are losing astro turf pushing wheelchairs can be hard otherwise. Be nice to have a designated disabled area. The disabled benches i purchased for the club are always taken up with other people who normally refuse to move

The newly renovated stand will be built directly on top of this. The pitch will then be extended towards this stand as it will ALSO be moved out further ingressing on this stand to ensure once the Ground/Stadium is fully RENOVATED, it will be able to host any TOP event for Soccer.
