Possibly. However looking at their submitted proposals. The new road is quite important to the access of the whole thing. Obv not gonna be something done soon but I reckon if this gets passed then it'll be a couple of years. |  |

From memory, the new road can be done without affecting the Cobbold stand? The club won't sign up to a scheme that forces them to develop anything. They will be able to choose when to develop, depending on viability. They may not develop at all. |  |

I suppose yeah it could. It would look weird tho as it's curved. Agree they wouldn't be forced but they'll be heavily involved in this imo eso the opportunity to have a hotel on the ground too perhaps a Chelsea type set up opportunity? It looks brilliant though the plans. |  |

I would keep a hotel separate, it's all very well in prime London, but can complicate things in secondary markets. Boltons Hotel isn't exactly thriving. The road will look fine, the curve isn't an issue. |  |

I think you underestimate our owners. Plans have been submitted, they're building it. Ashton introduced the idea to us a while ago now, he said medium to long term but clearly promotion to the PL has accelerated things. |  |

Just my view. It's a huge investment, with huge risk. We have seen what's happened before after building new stands. After they get outline planning, they will still need to do a detailed design and get full planning. The process will take ages with lots of consultants. The Council are leading the main development, they will move slowly. We'll want earlier phases to be completed first, delivering the infrastructure. We'll need to demolish the existing stand and also plan for a long period with a lower capacity due to the building work. My view is that the current owners won't build the stand as they plan to exit within 5 years. They will want the planning in place to sell it as an opportunity to the next owners of the club. |  |

I agree we are talking years, not months, but without any knowledge or expertise, my guess is three years time. The ground doesn’t generate much income in its current aged state and they’ll want to do that while they’re here. These are real estate people; builders. I work in commercial development, Id be amazed if they build a new stand within 3 years. I don't think the current ownership will build one at all. They will put the plans in place for the next owners. What is the likely increase in capacity? What is the likely return on investment? Its a difficult one to stack up, certainly until you are an established Premier League team. |  |

I can't see the latest Investors spending 100 mill on just the training ground. Can see them using some of that fee on a new stand. Its not just about football.. how can they utilise that stand 365 days a year.. it won't just be about an extra 4000 seats or whatever it will have the ability to hold daily meetings. Corporate events etc imo. |  |

My gut feeling would be 3 - 4 and it may even be the case that they build the back of the stand which is clearly sizeable before they do the front bit. That seems to be trend with new stand builds now. Liverpool have done that with two of their new stands to minimise disruption. |  |

I just don't see how it wouldn't become part of the whole process of making the car park what it is to become. For example. Say the council do there bit. Everything's great.. town are then going to close down half the entry points whilst they then begin work on the stand. Let alone space for bulldozers. Cranes etc etc.. on a freshly laid project by the council.. I just don't see it. Surely it makes sense to have everything down together. |  |
