All depends on its age and whether it contains asbestos.
Artex applied before approximately 2000 can contain asbestos, but this can only be confirmed by a detailed laboratory test. Any reputable contractor should be checking whether the artex does contain asbestos and, if it does, it will need to be disposed of by a licenced contractor. This will, obviously, add to the costs.
Hopefully it goes without saying that the artex should not be disturbed, sanded, or drilled without taking suitable safety precautions. | |

Just be mindful that, by doing that, you may be solving one potential issue by creating another.
If/when you come to sell the property, any surveyor acting for the purchaser will most likely pick up on the suspended ceiling and highlight to their client the fact that it may well have been put in place in order to hide some sort of defect above.
You're probably better off just leaving the artex as it is, if you don't want to remove it just now, as that would pose less of a problem in any future survey. | |
