I'm not local, so can't give any specific pointers, but a few comments from my professional experience: Go with an established independent firm, particularly in the current market. Experienced time-served staff will have experience of previous tricky markets, and will have the skills and experience required in order to negotiate hard on your behalf. Less experienced agents/firms will only really have known the sort of market which involved sticking a price on a property, and seeing how much in excess of that price you can get. Get multiple valuations, even if you've got an idea in mind of who you want to sell though. At least three valuations will give you an idea of who's giving you the truth of the current market, and who's trying to dazzle you with an inflated valuation, purely with the aim of tying you into a six-month sole agency agreement. Don't get too hung up on fees. There's not a huge difference in commission between, say, 0.75% and 1.5% (£2,250 vs. £4,500 on a £300k property). There's no point plumping for a low commission agent if they won't get you top dollar for your property. Even a small loss in sale price will kill any savings made from the lower commission. Perhaps suggest a creative solution if you want to haggle on commission - full commission if the property sells at or above asking price, but a reduced rate if they don't get full value. Even if you go with the experienced firm, make sure that your transaction is being handled by a senior member of staff. A junior negotiator can ruin your sale in an instant - I remember house-hunting a couple of years ago, and the first thing the fresh-out-of-college negotiator said when we entered the property was that the vendor was 'desperate to sell'. He killed any hope he had of us offering the asking price with a simple six-word sentence. [Post edited 7 Mar 16:54]

Top tip - visit them as a prospective buyer - and get a feel for how good they are at selling properties :-) Then list with the one that impressed the most. Edit - But don't forget - they are all robbing bar stewards - just some will make you a bit more dosh so best be nice. [Post edited 7 Mar 17:20]
