Maybe I'm reading too much into it, but it suggests that this is a series of applications for the West Stand Expansion. I assume this is phase one, to be done this summer, followed by the increase in capacity to add the required number of seats next summer.

Possibly rebar, reinforcement bar. The concrete is poured over it and it makes a stronger finished lump. my single story extension just had single bars in it every meter or so. |  | |  |

They dont need permission just like seating etc....planning application plans should only show the details that require permission as a condition on the notice is that development needs to be in accordance with the submitted and approved plans. Personally, I was hoping for a large permanent building in the fanzone for when the weather is not so good, but assume they are not doing that to open up options for the use of the area on non football days. It will be a lot better than it was last season My only thought, and I'm old fashioned, is the plan to open it up so you don't need a ticket to get in. Personally, I would not like the idea of sharing the space with away fans - one of the things I really disliked about Fulham was the sharing of the concourse. I know I'll be in the minority here though And can we have half and half scarf police at the entrance to remove them from anyone wearing one lol |  | |  |

This is only not great from an aesthetic standpoint, but a very simple and cheap strategy could easily include trees for shelter, grass for kids, SUDs and level changes to avoid huge runoff in heavy rains. |

100% correct - this is phase one and a relatively simple planning process that can go through very quickly so they can start work and get it done for the start of the season. The additional tier is much more complex and bound to have delays from statutory consultees and objections from the public (bound to be) which could cause delays. Always better from a planning perspective to split in these cases so they can start work. Suspect plans are pretty advance for the additional tier and will follow so work can commence after this season (although they will have three years from the date of permission to start work). Looks to me that the foundations are being put in for the additional tier so that will be easier. Whilst we all want the additional tier to facilitate the new Cobbold, there will be all sorts of consultees and public who will look to frustrate or cause delays. Knowing the architects well and having worked with them before, they are a very good legit company and I suspect they are doing extensive pre-application consultations already, especially with the council='s planners and design officers to iron out any issues early doors |  | |  |

is that a thing though ? I cant imagine many away fans bother with their opponents fanzone, maybe ones with tiny kids in tow, but theyre no bother are they ? as for anyone else, yeah Ive always wanted to stand next to the ground drinking very expensive beer in a plastic cup, before a game Im not going too,not. I suspect its simply easier to allow free access rather than try to enforce a tickets only situation. |  | |  |

A other of councils have scaled back pre-applications due to resourcing issues and some don't even do it anymore. It's a sorry state that planning departments are woefully underfunded and struggle to recruit planners at a more senior level who can deal with the more complex applications. The only way to really fund it is through PPA's but the cost of those is quite extensive and need to then find a contractor normally to deal with it, and they are super expensive I am sure they will seek to engage for the additional tier. |  | |  |
