I asked Kieran about the plans at the presser the other day. Didn't really give a lot of detail, but I'm sure you're right, the Bristol City facility will be a good guide as that was Ashton's baby. He wasn't so much involved in the stadium development there.

Looks like the ME company which owns it moved it around, presumably within the group in June, I assume with a view to disposing of it to the club. I did wonder whether they dropped a clanger at the time by retaining it. It had some value while it was effectively an asset of the club in that it could have been sold for housing on the basis the money was to be used to further improve offsite sporting facilities (as Sport England's consent would effectively be required). Once it was no longer connected to the football club I think it would have been incredibly difficult to use it for a non sporting purpose from a planning point of view as it would be the absolute loss of a sporting facility. |  | |  |

I was told about a decade ago by someone who should have known the situation very thoroughly that that area was one they expected to be able to get planning permission for as it's so close to other housing. The rest of it would be very unlikely, but if that was the advice they were given you can see why they might try to hang onto it. |  | |  |

The whole area is a bit disjointed with pitches on both sides. What needs to happen is for YM Rugby to merge with Ipswich (pointless having two teams within a mile of eachother) buy the land from YM and open it up on one big site. |  |

Yes, the club bought the freehold of it all in the early 2000s, it was transferred to an ME company for tax reasons, then ME hung onto a section of it after the takeover. |  | |  |
