I’m assuming they won’t need the road for the multi storey directly behind the stand. It’s also limit the design somewhat I guess having allow for essentially a tunnel too.
An aquatics centre and the potential for what I assume might be some sort of events space will be good for the town. A good way to make the space make money outside of match days. It’s something lots of clubs up here do like Bolton and Wigan for example. Especially with the hotel allowing them to appeal to more markets.
I guess the worry is it being another chapter in our history where we redevelop and it harms us, but you’d think this administration and the nature of the Prem money means there’s a bigger cushion to future proof all this.
The multi-storey is meant to be going right over in the far corner next to the Axa building.
The road isn’t a road anymore and hasn’t been since COVID, in the plans for the aquatics centre etc I don’t think the road was accounted for and looks to be not considered as a road anymore.
Or they just move the road back - put a bend in the road before the KB statue as you come down Portman Rd.
The council's artist impression of the swimming pool included that, which suggests that could be an option and the council were happy to publish that version of the artist's work.

Ah of course. So it’s ripe for ripping up and building on all the way back essentially and redoing the whole area? That could be amazing - wonder if they’ll try and make it more consumer friendly and try and get people there, eating and drinking etc

I would think that's the plan. I would think the new stand will sit where the existing one is, but deeper to provide for way more seats / larger terrace, so using up the strip where the "road" is currently and potentially even into the car park for bars etc. Then access to it will be created on the remainder of the plot / what is currently the car park.

I think that Boltons stadium has generally not made the club money. The hotel didn't perform well, but that's partly because it wasn't in a desirable area.
The bit that did make money was the Middlebrook retail development, but that didnt benefit the club.

That was more down to how the club was run and who owned what I think- I’ve been there loads for fights and tournaments and it’s integrated into the stadium. Given how many people are there using the facilities each event would be a money spinner.
You need to build those relationships though I guess and make all of the real estate work for you too.
I believe they'll need a road of some type for fire access etc, but it won't be where it is presently and it won't be a public highway. Apparently, what happens when a road is permanently closed - I gather Portman Road is currently only temporarily closed - is the land is split between who owns the land on either side, which in this case is IBC on both sides, apart from one bit of the car park.

When you say 'but that's partly because it wasn't in a desirable area" do you mean Bolton in particular and the north in general?

More importantly if they remove the road altogether... It's no longer 'portman rd' stadium... 🤔

Cos it’s so cheap!
I accidentally dropped some change when I was getting a tissue out of my pocket last time I was in Burnley and discovered I’d bought a terraced street.

Yes, I think it's probably a fairly safe bet that the new stand will go where the existing one is ;)
