Prior to the 19th Century, Ipswich didn't extend much beyond its medieval boundaries, which means that probably in excess of 95% of the area of Ipswich now consists of land that was once countryside or farmland.

Any further building is just a continuation of this trend.

You are then extrapolating that it applies to the whole of the UK and it isn't.

As the stats show - less than 3% of the UK is actually urbanised.

On top of that, proportionally we are building less houses than ever. In the 60's we were building in the region of 350,000 houses per year (.64% of the population). More recently we are building less, around 200,000 per year and this is now .31% of the population.

What does that really tell you though, how much of that is suitable for development? We’ve built over 100,000 homes on flood plains and that’s increasing by over 10k every year (many of which are uninsurable). Developers don’t care, not their problem once the house is sold, so tearing up planning rules as Labour keep threatening is just a recipe for unscrupulous developers to take advantage.

There are some very peculiar adn contradictory views being expressed in this thread.

If we had enough houses, prices would not keep climbing as they do. The prevalence of renters etc does not impact on that given that rents are also rising steeply. All these things go up because supply does not meet demand.

If house prices did not keep climbing due to lack of supply, they would be much less interesting to investors and landlords.

The admission of the best part of a million people last year to the country by the previous government alone means there must be a need for another half million homes of some description, pushing prices up further.

None of these things are the fault of the current government, but are things that need to be fixed.

Builders have insufficient capacity because the previous government consistently under planned and undershot their own targets on house buildnig for 14 years. Builders have been allowed to slow building to drive prices in the market. To who's benefit?


One cause of the problems is that builders are private companies who, unless funded by local authorities to build affordable housing for those who most need it, like starter homes for young couples or single people, are going to build ones that sell for the most profit for themselves - ie 4-bed detached houses for those already on the ladder.

Hence I’m a fan of Zombers’ plan.

England is one of the most densely populated countries in Europe, far higher than those listed. It’s also the least forested. One day we’ll rue the loss of food security as we did with our energy crisis.

There seems to be little benefit to the relentless growth of our population that I can see other than propping up the state pension Ponzi scheme we’ve created. The endless pointing to economic growth is irrelevant whilst productivity is so poor, per capita GDP has declined, real wages have declined, we are simply fueling a low wage, low skilled economy which is compounding our shortage of skilled workers. The only real beneficiaries are large corporations with an endless supply of cheap labour. Yes the NHS needs workers but this is compounded by the record population growth.

Rant over - just frustrated at the ‘more of the same’ we are getting.
