I do worry about the future of Portman Road 15:08 - Feb 27 with 12285 viewsGavTWTD

If this takeover happens, I think there's a real possibility of them wanting to own their own ground. I have little to base this on, apart from it costs a lot of money to keep the ground maintained. If they are looking at adding value then a new ground is one way of doing it. Happy to be corrected as Portman Road is important to me as a fan.

Add a new ground and get us in the Prem and we'd be worth £120m+ probably in this day and age. Swansea were valued at £100m 4 years ago or so and their ground is only 20,000 capacity with barely any retail. Mind you, it'd cost £30-50m to build a half decent one.

I think Gav's right to be worried.

You can double that for a 30,000 seater stadium.

There's no case for a new stadium I wouldn't think.

You've not even got sale proceeds from the old ground to add to the pot.

But I don't see where the money is in developing a new stadium for a sports team that doesn't fill their existing one?

The old one has to be maintained at considerable cost. It's not about building a larger one. The land may be worth a fortune to the council. Build a retail centre/new ground out of town with some council money.

Can I just stress I don't want this to happen, but it might be of interest to investors.

First you guys ask uncle Paul some nasty questions. Now you’re starting a petition to bulldoze Portman road. No wonder they’ve barred you lot.

The only consolation could be that by the time a site is found, planning permission sorted out and the ground is actually built and ready we not be around anymore

But the council already own the ground, don't they? Why would they pay the new owners anything if they wanted to redevelop it?

I'm sure they'll consider it, especially if they can't come to an agreement to buy the land under PR.

That said, my first thought went to them redeveloping areas around the ground, if they can get their hands on that too. Listening to BJ talk about Rhode Island and the new development for Phoenix in AZ, he's a fan of his clubs being a 365 day a year thing, not just a match day thing. There's an argument that the best place for that to happen is in the middle of town, so who knows.

PR is reasonably central, train station only a few mins away as already pointed out & has a good capacity - why would any new owner want to jettison that for a vastly epensive new stadium? Why wouldn't the Council give permissions for round the year events at PR? It'd be a real money-soinning draw for the town.

Can't see the logic in it. They want to get us up the leagues and sell us on. It doesn't sound like a long term deal.

I think we'll see Portman Road utilised a lot more during the summer. Concerts, events on the practice pitch etc.

I wouldn't worry about it.

Not sure I see your concerns here Gav.

The cost of buying land, building a stadium and maintaining it will dwarf the cost of maintaining what we have currently. That's before you even start to think where it could go, and the challenge of getting planning for something that would be a traffic disaster every time there is a game.

And the land won't be of much use to the council either - if there was scope to do much in that area the previously discussed 'Ipswich Village' would have happened by now. And council funds were pretty scarce before Covid, post Covid there isn't going to be money to support projects like supporting a new football ground.

I might be wrong, but don't think USA investors/owners would be that aware or empathetic! More likely to be the JP Morgan Chase Stadium or something.

It's one thing that has stood out that hasn't made sense throughout isn't it?

Why someone in Evans' line of business hasn't been using PR for its full potential.

You'd think he'd squeeze everything he could from such an opportunity as that.

Yeah, maybe I'm a bit out. The Liberty was £20-25k for a 20,000 seater. But I just looked up the cost of Brentford's new one and they paid £71m for their 17,500 seater

Madejski was £50m 13 years ago, supposed cost £90m now. And that's 24k.

So maybe not so attractive after all.

Agreed. How many stadiums have an area like the practice pitch within the boundaries? Just seems like a massive wasted opportunity.

I've always considered it a unique aspect to the stadium and one we need to exploit.

I think a new stadium is a much longer-term project (also one that's not needed). I can't see that being one of their priorities, especially if their aim is to make a quick "buck" and sell on.

Much more likely they'll try and changing naming rights at Portman Road to something like the "Starbucks Stadium" or the "Dunkin Donuts Arena".

You're not right about the land value. It's worth a fortune to developers.

But because it's worth so much planning wouldn't be a problem out of town.

I don't think I have to worry but I hope it's a question asked.

No sure I agree with that first point.

That whole area has been in decline for years, and the Princess street/hollywoods developments to improve the area now are only happening because IBC are throwing money at it. Money to build office blocks that may now end up being a white elephant with a change in working habits post Covid.

I'm not sure what you mean by the second point.

It's an interesting one, as I can't believe the land at PR is really that valuable in the general scheme of things.

If you were going to turn PR into a massive hospitality / restaurant / hotel / gym / football ground / corporate hospitality type place, then surely you would do that on its current site, as it is so well located for this. The town is a stones throw, you can walk to the marina, and it is right next to a train station which takes you to London. So if they bought the land from the Council, and turned it into an Reading style ground, which make the whole club more financially viable, surely it is a good thing?

As 'on the edge of town one of these I just can't see working as well.

Finding land to build a new stadium within the borough would be difficult as there really aren’t many areas on the outskirts to build one. A large part of urban Ipswich sits outside the borough boundary.
According to Wikipedia ( I know..) 75% of the population live within the borough with the other 25% outside.
